The site is located adjacent to the new St Bartholomew’s Hospital and incorporates a number of buildings owned by the charitable foundation formally occupied by NHS departments now mostly relocated to the new hospital. The site represents 3.5 acres of real estate in the City of London just north of St Paul’s Cathedral bounded by Smithfield to the west and the City to the east.

Sheppard Robson was commissioned to develop a strategic masterplan for the site and to obtain an ‘in principle’ agreement with The City of London planning authority for land use and massing of this mixed-use site.

The redevelopment of the site is constrained by the St Paul’s Height development plane, a strategic viewing corridor, the character of the Smithfield Conservation Area and potential archaeological remains. The design seeks to protect the historical street pattern between a new mix of uses and three new squares.
